On the list of tiny house-unfriendly states, Delaware sits comfortably.
There is still no recognition that tiny houses can sit on a permanent foundation, and for the most part they are regarded as mobile homes.
In fact, tiny houses larger than 400 square feet are classified as mobile homes and regulated as such. Those below 400 square feet are classified as trailers. Both fall under the Delaware DMV. These mobile homes have to get titles within 30 days of purchase.
The good news is that there is an active movement to relax the rules and regulations in Delaware, making way for more adoption of the tiny houses.
